In ancient times Manciano was one of the main Etruscan cities in the area between Tuscany and Lazio and in the surrounding area you can visit numerous archaeological sites such as Tuscania, Cerveteri, Blera, Vulci, Barbarano, Vetulonia and Roselle, as well as the Roman ruins of the city of Cosa. In addition to archaeological excursions, Quercia Felice is an excellent departure point for exploring the delightful towns of Orbetello, Montemerano, Sovana, Sorano and Pitigliano. The sea is easily accessible: Monte Argentario, with Porto Ercole and the beautiful beach of Feniglia, as well as Porto Santo Stefano, is about an hour away by car. This stretch of Tuscan coast is also considered a paradise for those who practise diving. In addition, boats depart daily from Porto Santo Stefano to visit the islands of the enchanting Tuscan archipelago: the island of Giglio and the island of Giannutri. Continuing along this stretch of Tuscan coast, you come to well-known seaside resorts such as Capalbio, Ansedonia and Talamone, as well as the WWF oasis of Burano which, with its 410 hectares, lake and protected species that inhabit it, is a wonderful wild place to visit. Lake Bolsena is also easily accessible: it is the largest lake in Europe of volcanic origin, renowned for its enchanting towns, villages and landscapes. The Manciano area is famous for its thermal waters: Saturnia and Sorano have spas equipped with all comforts and with their sulphurous waters they are universally known as beneficial for the body. In Saturnia, a few minutes from the villa, is a new and beautiful 18-hole golf course, considered by aficionados as one of the most difficult. Another choice for golfers is the Argentario Golf Club course where you can play immersed in a protected nature area.
Exterior
The Villa is set in a 7-hectare estate consisting of a large 2-hectare garden with lawn, beds of roses, rosemary, wisteria, lavender, maritime pines, oaks and an olive grove with 700 plants that give an excellent organic extra virgin olive oil. Past the electric entrance gate, an avenue of cypresses leads to the 6-car parking area covered by a pergola. At the edge of the park, in the portion inhabited by the owner, is a kennel for the two dogs of the estate.
The swimming pool is located at the back of the house, about 40 m from it, at a lower level and is reached along a bare stone path or down twenty rough stone steps. The rectangular, concrete-lined pool has one infinity side and measures 25 x 4 m with a constant depth of 1,40 m; it has both salt and chlorine purification and two Roman steps for access to the water. The solarium area is in porous travertine and is equipped with sunbeds. Serving the pool is a large gazebo with lounge, built-in kitchen, dining table and shower with hot and cold water. The swimming pool is open from the last Saturday in April to the first Saturday in October.
Interior
The VILLA has just one floor. From the pergola with outdoor living room, the entrance opens into a single area consisting of the living room, with satellite TV and Sky, and the dining room with guest bathroom. The dining room is connected to the fully equipped kitchen, with pantry and exit to the pergola used as an outdoor dining area.
The three double bedrooms and the single bedroom all have en-suite bathroom with shower, walk-in closet and direct exit to the garden. The fifth bedroom, a double, accessed only from outside, has an en-suite bathroom with shower and walk-in closet.
The villa is completed by a unit with independent access consisting of a living room with kitchenette opening onto two double bedrooms both with en-suite bathroom with shower. The laundry room has access from the outside.
