Villa San Filippo is located near Barberino Val d’Elsa, in San Filippo a Ponzano, a small rural centre on a hill in Chianti, in front of which landscapes of great splendour open up. Barberino is a beautiful medieval borgo just a few kilometres from Florence. The villa is strategically located for exploring Chianti or for visiting Florence and Siena, which are just a few kilometres away. The villa is a construction from the 70s, located in a quiet residential area. There are other villas nearby, but the property boasts a very secluded position, immersed in the peace of the countryside and surrounded by greenery.

Located in the centre of Tuscany, between Florence and Siena, whose art and culture it has always breathed, and nestled amongst the green hills of Chianti, Barberino Val d’Elsa has preserved over the centuries all the natural beauty of the landscape. The austere elegance of its castles and medieval borghi, the artistic treasures contained in its parish churches, all harmoniously fit into the suggestive Florentine Chianti, characterised by a unique nature and landscape, sweet and austere, among vineyards, olive groves and cypress trees. Poggibonsi, just 7 km from the property, is a commercial centre where you can meet all your shopping needs and find excellent taverns and wine bars, as well as the railway station which permits quick travel to both Siena and Florence. Thanks to the Siena-Florence motorway link, the villa is quickly reachable from the airports of the region and from the nearest motorway exits, from both north and south. About 2 km from the property, in the historic borgo of Barberino Val d’Elsa, all main services, restaurants and bars can be found.

The villa has two floors and is surrounded by a well-kept park, within which is the swimming pool for the exclusive use of the guests. The house is an elegant jewel, embellished with fine furniture and accessories of high quality: parquet and terracotta floors alternate, contributing to the value of the house; antique carpets and furnishings embellish the rooms, in a context characterised by light tones and large windows; the spacious modern kitchen, with large peninsula, is at the service of the brightly-lit living room to ensure moments of relaxation indoors as well; the elegant bedrooms with private bathroom boast a lovely panoramic view of the surrounding Chianti hills.

Exterior

Garden:

Within completely enclosed grounds of about 3000 sq m that spread over two levels, the well-kept garden, with the elegant outdoor areas, extends around the villa, amongst olive trees, holm oaks, pines and herbal borders. At the exit of the living room on the ground floor is a large terrace composed of a dining area, with barbecue and wood oven; from here a few steps lead to the swimming pool. The property is accessed through an automatic gate that leads, after a few metres, to the parking area. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens’ grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday of April until the first Saturday of October, the swimming pool is located on the same level as the ground floor of the villa and can be quickly reached from it across the garden. Measuring 10 x 5 m with the depth varying from 1,20 to 1,40 m, the rectangular pool is lined in PVC, has chlorine purification and Roman steps for entry to the water. The surrounding solarium, bordered by olive trees, is equipped with sunbeds, tables and an awning.

Interior:

The two-storey villa has an area of about 350 sq m. The entrance to the ground floor of the villa is up a flight of steps from street level, where the parking area is located. A short corridor takes you, on the left, to a large living room and, on the right, to the spacious kitchen with dining area and then from here directly to the outdoor living area and the swimming pool.

The ground floor is completed by a double bedroom and a twin bedroom (with joinable beds) with en-suite bathroom with shower, and finally a guest bathroom (with washing machine).

The staircase near the entrance leads up to the first floor where, around a large hallway, are two double bedrooms and a twin bedroom (with joinable beds), all with en-suite bathroom with shower.

The price does not include:

  • electricity (€ 100,00/week in low season – € 150,00/week in May and medium – € 200,00/week high and peak season), tourism tax (€1,50 per person for the first 7 days.

  • extra cleaning (€ 22,00/hour per cleaner), extra linen (€ 15,00 per person), heating (on consumption up to date market prices), extra cleaning in case of animals (€ 50,00/week/animal), firewood (€ 20,00/100 Kg),
